The buildings are owned and operated by UTILE, a non-profit organization. By its very nature, UTILE does not pursue the goal of maximizing profits. Rent increases will be limited in order to maintain affordability. Meanwhile, rents on the private rental market increase much more each year. Over time, UTILE rents will become more and more affordable than market rents.
No, UTILE signs 12-month leases. The vast majority of student tenants who rent on the private rental market, pay higher rents than other types of renting households. UTILE wishes to offer a complementary housing model to student residences that is closer to the type of rental arrangement offered in the conventional private rental market. This practice makes it possible to meet the needs of the greatest number of people while guaranteeing affordability by reducing the financial impact of a shorter-term rental formula.
Financial Proof - We understand that each person's financial situation may vary. Thus, we accept several documents containing the name of the person or the guarantor:
Student Proof - We accept any valid document including the name of the person, the name of the university, the year of registration and the number of courses.

Proof of Studies
All of our apartments are rented with the student population as a priority. Proof of education is required when submitting your rental application.
For projects made possible by the financial contributions of one or more student associations, student members of these associations will be given priority during the leasing process.
Financial Viability
All applicants must submit proof of their ability to pay the rent for the unit they are applying for.
From the pool of applicants whose financial viability has been confirmed, those with lower incomes will be prioritized.
*A co-signer may be required in some cases.
