What security measures are in place in UTILE apartments?

Each building is equipped with several security features:

  • Automatic sprinklers and a centralized fire alarm system in case of fire
  • A traditional lock for entry to each apartment
  • A secure access system with an electronic key (key fob) for the building and shared spaces.
  • Surveillance cameras in shared spaces and at main building entrances

These measures are designed to ensure tenants’ safety and peace of mind, 24/7.

What security measures are in place in UTILE apartments?
Are the buildings safe?

Yes. All buildings are newly built and located in neighbourhoods known for their good community environment. They are constructed to high safety standards in order to provide a stimulating, comfortable, and safe living environment.

Our operations team prioritizes the upkeep of technical systems and essential equipment, ensuring regular follow-up through ongoing maintenance contracts. In addition, security cameras are installed in shared spaces, and building access is controlled by keys or access cards.

Are the buildings safe?
Can I contact my property manager outside of their on-site hours?

Yes. Every tenant has access to an online tenant portal that allows them to communicate with their property manager at any time. However, regular follow-up is handled during normal business hours, Monday to Friday, from 9 a.m. to 5 p.m.

Outside these hours, only emergencies are handled through the emergency phone line, available 24/7.

Does UTILE provide an emergency service for problems in my apartment?

Yes. UTILE provides all tenants with an emergency service available at all times. In case of an urgent issue, you can call the dedicated phone number, which is available 24 hours a day, 7 days a week.

Who takes care of maintenance in UTILE buildings?

A service provider hired by our operations team maintains the shared spaces in each UTILE building. Maintenance is regular and scheduled to keep spaces clean, safe, and pleasant.

Every tenant can communicate directly with their property manager, who is on site at least twice a week.

In addition, the Building Stack app makes it easy to:

Property management is handled by our operations team. Each building has a dedicated property manager who oversees day-to-day operations and responds to tenants’ needs. The manager is also present in the building several days a week to ensure regular follow-up.

Leases run for 12 months, with the official move-in date on July 1 (unless otherwise specified).

How long does the rental process take with UTILE?

The rental process is designed to be simple and quick:

  • Online application form: about 15 minutes to complete.
  • Application review: varies depending on the time of year, usually between a few days and a few weeks.
  • Lease signing: if an apartment is assigned to you, you will have 48 hours to confirm your interest and then schedule an appointment with your property manager to sign your lease (online or in person).

The overall length of the process depends on the number of applications received and apartment availability.

Can I have a guarantor for my application?

Yes. In some cases, UTILE may require a guarantor if your income is not sufficient. The guarantor must demonstrate their financial capacity and sign the necessary documents.

Your proof of enrolment must be an official, electronic, and legible PDF document that includes:

  • Your full name
  • The academic year of enrolment
  • The name of the educational institution
  • Your study status (full-time or part-time)

Examples of accepted documents:

  • An official enrolment letter
  • A transcript issued by your institution that includes upcoming courses

Not accepted: student ID cards, course outlines, screenshots, or hockey cards from your university team.

Yes. In addition to proof of enrolment in university and the information related to financial resources, international students must also provide:

  • A valid Québec Acceptance Certificate (CAQ)
  • A valid study permit

How does the rental process work for a UTILE apartment?

The rental process has several steps:

  1. Check your eligibility: you must be a student (proof of enrolment required), have a modest income, demonstrate the ability to pay rent, and hold valid legal status (Canadian citizen, permanent resident, or study permit holder).
  1. Choose your apartment type: from a studio to a 4-bedroom unit.
  1. Prepare your application: gather the necessary documents related to your financial resources and your proof of enrolment.
  1. Complete the online application form (≈ 15 minutes).
  1. Application review: our team at UTILE will analyze your application.
  1. Apartment allocation: if your application is approved, an apartment will be assigned to you and you will have 48 hours to confirm your interest in the lease.

Didn’t get an apartment this year? You’ll receive an email letting you know. Be sure to stay informed and submit a new application as soon as an apartment becomes available or when a new building opens in the city where you study.

Can I visit a UTILE apartment before signing the lease?

Existing buildings: Yes. Once an apartment has been assigned to your application, you can schedule a visit with the property manager before signing your lease.

Buildings under construction: No. For safety reasons, in-person visits are not allowed. However, you will have access to:

  • a floor plan with dimensions
  • 3D photos of the apartment
  • a 360° virtual tour (for certain models)

The official move-in date for all UTILE buildings is July 1.

Exception: when a new building opens after construction, additional move-in dates may be offered.

All leases are 12 months long and are legally binding. However, there are two options if you need to move out before the end of your lease:

  1. Lease transfer: you can transfer your lease to someone who meets the eligibility criteria.
  1. Sublet: you can temporarily sublet your apartment, provided you follow the rules outlined in your lease.

These solutions allow you to move out of your apartment while still respecting your legal obligations.

Can I move from one UTILE building to another?

Yes. You can submit a new application if you wish to move to another building. However, your application must be submitted like any other applicant’s, during the official application periods. Please note that being a current tenant does not give you priority when apartments are assigned.

Yes. Each building includes accessible apartments designed to meet the needs of people with reduced mobility.

  • Building access: some buildings are equipped with elevators; where elevators are not available, accessible apartments are located on the ground floor.
  • Interior features: these apartments include, among other things, a bathroom with a bathtub.

When searching, you can use the ‘Accessibility’ filter on our rental platform to view available accessible apartments. If you have specific needs, mention them in your application: our team will assign you an apartment adapted to your situation.

What are the conditions for sharing a UTILE apartment with roommates?

To rent a UTILE apartment with roommates, certain conditions apply:

  • Each roommate must complete the online application form and provide the required documents to meet the eligibility criteria.
  • Each roommate must sign the lease: all names appear on the contract, and each person becomes legally responsible for the rent.

This approach ensures transparency, fairness, and a clear distribution of responsibilities, making for a positive roommate experience that is adapted to student life.

What are the conditions for sharing a UTILE apartment with roommates?
Can I invite friends or host someone temporarily?

Yes, you may welcome guests to your apartment.

Please note:

  • Stays must remain occasional and temporary.
  • Guests must follow the building rules.
  • The apartment cannot under any circumstances become a permanent residence for someone who is not listed on the lease.

Can I lend or sublet my UTILE apartment while I’m on an internship or exchange abroad?

Yes. Subletting is allowed, but only for a maximum duration of four (4) months. The sublet must always comply with the conditions set out in the lease.

Please note:

  • You must inform your property manager before proceeding with the sublet.
  • The subtenant must meet the admission criteria.
  • You remain responsible for your apartment and for complying with the lease, even during the sublet.

Can I renew my lease if I am no longer a student?

No. Since these apartments are reserved for the student population, you do not have the right to remain once your studies are completed.

Is it possible to sign a lease shorter than 12 months with UTILE?

No. UTILE only offers 12-month leases, from July 1 to June 30 (with rare exceptions).

This model makes it possible to:

  • Keep rent affordable and adapted to student needs.
  • Ensure stability throughout the entire academic year.
  • Offer a complementary alternative to traditional student residences.

Are my furniture and personal belongings insured in my UTILE apartment?

No. Your belongings are not automatically insured. This is why UTILE requires every tenant to purchase tenant insurance before signing the lease.

This insurance must cover:

  1. Your belongings (in case of damage, loss, or theft)
  1. Your personal liability, with minimum coverage of $2 million

Check with your university to see if you can get a student discount on tenant insurance. And, if you are under 25, you may still be covered by a parent or guardian’s home insurance.

Can I share my apartment with my partner, even if they are not a student?

Yes. You may share your apartment with your partner, even if they are not enrolled at a university. However, non-student partners cannot be listed as signatories on the lease.

Multi-bedroom apartments are reserved primarily for groups of students, in line with UTILE’s mission to provide housing for the student community.

No. Apartments with 2, 3, or 4 bedrooms are reserved primarily for:

  • Student families (at least one parent must be enrolled at a university).
  • Groups of students who wish to live together as roommates.

Individual applications are only accepted for studios and one-bedroom apartments.

Can I rent a multi-bedroom apartment if I'm living alone?
Are pets allowed in UTILE apartments?

Pets: No. Pets are not allowed in UTILE apartments.

Service animals: Yes. Tenants who require a service animal for medical reasons may be exempt from this rule, provided they inform UTILE before signing the lease and maintain a peaceful environment in the building.

In short: pets are not permitted, except for service animals required for medical reasons.

It depends on the building. Some offer indoor storage lockers that can be rented on a monthly basis. Check the ‘What’s included’ section on the page of the building you’re interested in to see if this service is available.

It depends on the building. Some offer car parking spaces, which may be indoor and/or outdoor, available in limited numbers and for an additional monthly fee.

When submitting your application, indicate whether you would like to rent a parking space. Our team will confirm availability when an apartment is assigned to you.

To encourage cycling and walking, all UTILE buildings also provide free indoor or outdoor bike racks, where you can store your bike safely.

No. Each building has a shared laundry room that is accessible at all times.

Exception: at UTILE Parc La Fontaine, some larger apartments have washer and dryer hookups. Please confirm their availability with your property manager when signing your lease.

No. All UTILE apartments are unfurnished, but they come equipped with a stove, a refrigerator, and curtain rods on every window.

You are encouraged to make the space your own with your furniture, personal belongings, decorations, and small appliances.

No. Basic appliances, such as a refrigerator and a stove, are provided and designed to optimize space. These appliances are adapted to the specific dimensions of each kitchen, which is why installing a traditional refrigerator or stove would not fit the space.

Yes. High-speed internet is always included in UTILE apartments.

You’ll have Wi-Fi access directly in your apartment without needing to sign up with an external provider. This service is included in the rent and available from the day you move in.

No. Each apartment is rented with a single 12-month lease, signed by the tenant or tenants, whether they choose to live alone or with roommates. All roommates are jointly responsible for paying the rent for the entire duration of the lease.
