Service animals: Yes. Tenants who require a service animal for medical reasons may be exempt from this rule, provided they inform UTILE before signing the lease and maintain a peaceful environment in the building.

No. Apartments with 2, 3, or 4 bedrooms are reserved primarily for:

Yes. You may share your apartment with your partner, even if they are not enrolled at a university. However, non-student partners cannot be listed as signatories on the lease.
Multi-bedroom apartments are reserved primarily for groups of students, in line with UTILE’s mission to provide housing for the student community.
Existing buildings: Yes. Once an apartment has been assigned to your application, you can schedule a visit with the property manager before signing your lease.
Buildings under construction: No. For safety reasons, in-person visits are not allowed. However, you will have access to:

The overall length of the process depends on the number of applications received and apartment availability.
Property management is handled by our operations team. Each building has a dedicated property manager who oversees day-to-day operations and responds to tenants’ needs. The manager is also present in the building several days a week to ensure regular follow-up.
UTILE is now certified by the Ministry of Higher Education as a recognized owner of housing intended for people pursuing their studies. As a result, the apartments in the building where you live are reserved for the student population. For this reason, we may ask you to provide proof of full-time enrollment two (2) times per year :

Being a student is mandatory in order to keep your apartment.
If you are no longer a student or cannot provide valid proof of enrollment, you are not required to move out immediately:
- Invalid proof on April 1 → Move-out no later than June 30 of the same year.
- Invalid proof on December 1 → Move-out no later than June 30 of the following year.
